100m2 prefab house price manufacturers

When sourcing a 100m2 prefab house, you must prioritize the Main Steel Frame quality, typically requiring Q235 or Q345 galvanized steel to prevent corrosion. Ensure the Wall Panels (such as EPS, Rockwool, or PU sandwich panels) have a thickness of at least 50mm to 100mm depending on your local climate for adequate thermal insulation and fire resistance. Additionally, verify that the structure is designed to withstand Wind Loads (typically >0.6KN/㎡) and Seismic Intensity (Grade 7 or higher) to meet international building safety standards.

The 'Price' of a prefab house involves more than just the factory quote. You must calculate the Total Cost of Ownership (TCO), which includes the FOB/CIF price, ocean freight (usually requiring 2-3 40HQ containers for 100m2), import duties, and local foundation construction costs. To optimize cost-efficiency, look for suppliers on Made-in-China.com that offer modular designs, which can reduce installation time by 30-50%, significantly lowering local labor expenses.

Compliance is critical for legal habitation. Ensure the supplier provides ISO 9001 certification for manufacturing quality and CE or ASTM certifications for material safety. For the electrical and plumbing systems pre-installed in the 100m2 unit, they must align with your target country's standards, such as UL (USA), AS/NZS (Australia), or EN (Europe). Always request Material Test Reports (MTR) for the steel and fire-rating certificates for the insulation.

Most professional manufacturers allow for Internal Layout Customization, including the number of bedrooms, bathrooms, and kitchen configurations. While standard models may have a lead time of 15-20 days, highly customized 100m2 plans may extend this to 30-45 days. It is recommended to use BIM or CAD drawing services provided by the supplier to finalize the design before production begins to avoid costly mid-production changes.

The biggest risks include Shipping Damage and Missing Components. Because a 100m2 house consists of hundreds of parts, a single missing crate can stall the entire assembly. To mitigate this, insist on a Detailed Packing List and a Pre-shipment Inspection (PSI). Use Trade Assurance services available through reputable platforms like Made-in-China.com to secure your payment until the goods are verified.

Do not just negotiate on the base price; negotiate on the Inclusions. Ask the supplier to include High-Quality Interior Finishes (like SPC flooring or double-glazed windows) within the bulk price. For orders of multiple units, aim for a 5-10% volume discount. Also, negotiate for Extended Warranty Terms (ideally 5-10 years on the structure) and the inclusion of Extra Spare Parts (screws, sealant, touch-up paint) to handle minor on-site issues.

A 100m2 prefab house is typically shipped as Flat-Pack (SOC) or Knock-Down (KD) kits. For a 100m2 area, you will likely need two 40ft HC (High Cube) containers. Ensure the supplier uses Professional Loading Techniques to maximize container space and prevent the steel frames from shifting during transit. Confirm the Incoterms clearly; CIF (Cost, Insurance, and Freight) is often preferred for first-time buyers to simplify the process, though FOB offers more control over shipping costs.

Before transferring large deposits, verify the supplier's Audit Report and Business License on Made-in-China.com. Look for 'Audited Suppliers' who have been verified by third-party institutions like SGS or Bureau Veritas. Request a Video Factory Audit to see the production line for 100m2 units in real-time, ensuring they are a legitimate manufacturer and not a middleman.
